Magna is the coastal tourism cluster of NEOM along the Gulf of Aqaba. Rather than a single resort, Magna is a portfolio of distinct destinations, each with its own architectural identity, programme, and target audience. Together they form one of the most ambitious tourism developments in the world.

The Magna destinations
Each Magna destination has been announced with its own master plan and design language. The current line-up includes the following.
Epicon
Epicon is a coastal resort anchored by two iconic towers rising from a rocky promontory on the Gulf of Aqaba. The taller of the two reaches 225 metres and houses an ultra-luxury hotel with a private beach club, 14 over-water villas, and a residential component. Epicon is positioned as a major statement piece for the Magna portfolio.
Siranna
Siranna is a sculptural resort embedded in a sheltered cove. Its architecture follows the natural curves of the bay, with terraced hotel accommodation cascading down to a private beach. Siranna’s design emphasises integration with the landscape and wellness programming.
Utamo
Utamo is a subterranean entertainment and cultural complex carved into a mountainside on the Gulf of Aqaba coast. It combines performance venues, restaurants, and immersive entertainment spaces inside the natural rock.
Leyja
Leyja is a desert eco-resort located in a natural canyon inland from the Gulf of Aqaba. The destination comprises three hotels, each oriented around a different setting: an oasis, the canyon walls, and an adventure base. Programming centres on hiking, climbing, and dark-sky astronomy.
Aquellum
Aquellum is a vertical city carved into a mountain, with a covered marina at its base. The destination is conceived as an immersive entertainment, dining, and accommodation experience set inside a hidden hollowed mountain.
Norlana
Norlana is a yachting community on the Gulf of Aqaba, with marina, residences, and a beach club aimed at long-stay boating and second-home buyers.
Xaynor
Xaynor is a luxury beach club destination set on a cliff overlooking the Gulf of Aqaba. The resort focuses on membership and private-event hospitality.
Additional destinations
The Magna line-up continues to grow, with further destinations announced over time. The collective intent is to provide a portfolio of different design languages and experiences within a single region.
Architecture and design
Magna’s destinations are designed by leading international architects. Each destination has its own signature, but the cluster as a whole emphasises integration with the natural landscape, sustainable construction, and ultra-luxury hospitality standards.
Opening windows
Magna destinations are being delivered in phases through the late 2020s and into the 2030s. Each destination has its own scheduled opening and operating window. Early openings are expected from Epicon and Siranna, with others following.
How to visit
Magna access will be via NEOM Bay Airport for international guests, and by yacht via the planned marina facilities along the Gulf of Aqaba coast. Each destination will operate its own booking system and partnerships with the international luxury travel trade.
